Investment Analyst – Real Estate Investment Manager – Sydney

Our client is a leading Real Estate Investment Management firm, mandated to invest in several real estate sectors in Australia. With an exciting existing portfolio with large amounts of capital to deploy from recent fundraises, they now seek an Investment Analyst to join the team in Sydney.

Acquisition Analysis:

  • Creation of accurate financial modelling and analysis to evaluate investment opportunities and generate the key outputs required for effective assessment and underwriting.
  • Providing research data supporting the key underwriting assumptions.
  • Gaining a full understanding of all the underwriting assumptions and sensitising these to optimise returns i.e. capital structure, debt/equity, legal and tax structure, capex programmes, rents, growth rates, cap rates, lease-up periods, operating expenses, asset plans etc.
  • Assist with the preparation of the Investment Committee papers.
  • Research and analysis of sectors, markets and real estate trends.
  • Data collection and analysis.
  • Support the management and execution of transaction due diligence including legal, tax, physical and environmental including co-ordination of external consultants and advisors.

Acquisition Closing:

  • Assist in closing acquisitions.
  • Assist in obtaining all required internal and investor approvals.
  • Assist in the coordination of transaction documentation, meetings with vendors, partners and service providers.
  • Assist in the co-ordination with external financiers and group finance to secure and access funding within required time frames.
  • Setup, maintenance and handover of all necessary data files to development, finance, asset management and other required groups on close to ensure effective delivery of project and asset plan.

Investment Management:

  • Updating the Investment models, co-ordinating with designated Global Practice and Support Teams members, to track investment performance at an asset and venture level.
  • Preparing financial analysis and investment performance results for periodic reports, reviews, board meetings and Investment Committee meetings as required.
  • Preparing financial analysis, reports and Investment Committee papers in support of key asset and venture level capital events and investment decisions.
  • Assisting in the preparation of annual fund budgets and asset management plans.
  • Assisting with investor requests and reporting.

Capital Raising:

  • Creation of accurate portfolio/fund modelling to support investor analysis.
  • Assist in preparing & verifying marketing and due diligence materials for capital-raising initiatives.
  • Assist in the preparation and management of responses to due diligence enquiries, transaction documentation and obtaining of required approvals.

Experience Required

  • Tertiary qualification in property/valuation/finance.
  • A comprehensive understanding of property fundamentals and valuation techniques.
  • Strong financial modelling and Excel skills – experience working with cash flow models at the asset level and portfolio level.
  • The ideal candidate will have 1-3 years of post-university Real Estate investment experience in capital transactions, investment management, private equity or investment banking.
  • Experience and demonstrated competency in financial modelling and analysis, preparing investment memorandums and research. Exposure to structuring, real estate debt and acquisitions is a plus.
  • Strong PowerPoint skills.
  • Excellent presentation and communication skills.
  • Strong market and commercial awareness.
